1. Who we are
This Privacy Policy describes how IMARKETINGURU, LLC (“IMARKETINGURU,” “we,” “us,” or “our”) collects, uses, and shares information when you visit our websites, use any of our products and brands (including Rate Guardian, Trade Guardian, Guardian Family, Project Guardian, Home Guardian, Content Guardian, Success Addicts Collective, and the Loan Doctor Podcast — collectively, the “Services”), or otherwise interact with us by phone, email, or text message.

2. Information we collect
Information you give us directly
- Identity & contact data — name, email address, mobile phone number, mailing address.
- Property and financial inquiry data you submit through forms (e.g., property address, loan purpose, estimated value, credit-bracket self-selection). We do not request full Social Security numbers, full account numbers, or full credit-card numbers through our marketing forms.
- Communications — emails, SMS messages, voicemails, support chats, calendar bookings, and survey responses.
- Account credentials — if a Service requires login.
Information we collect automatically
- Device & usage data — IP address, browser type, operating system, referring URL, pages viewed, time spent.
- Cookies and similar technologies — see Section 7.
Information from third parties
- Lead-source partners (e.g., LeverageRx, advertising platforms, referral partners) that pass us inquiries you submitted to them.
- Service providers used to deliver the Services (CRM, email, SMS, analytics, payments, calendar).
- Public sources, including state and federal business registries and property records, used to enrich inquiries you have already initiated with us.
3. How we use information
We use information to:
- Respond to your inquiry and provide the Services you requested.
- Send transactional and customer-care communications (appointment confirmations, document requests, status updates).
- Send marketing communications by email and SMS with your consent — see Section 4 (SMS) below.
- Operate, improve, secure, and personalize the Services.
- Comply with law, enforce our Terms, and protect our rights.
4. SMS / text-message data
Phone numbers and SMS opt-in data are never sold, rented, or shared with third parties for their own marketing purposes. We share mobile data only with service providers strictly necessary to send the messages (e.g., Twilio, our messaging platform) and only as required by law. Full SMS terms are in our SMS Consent & Opt-In Disclosure, which is incorporated into this Policy by reference.
Key points (also disclosed at the point of opt-in):
- Opt-in is express. You join our SMS list by checking a box, replying YES to a confirmation, or otherwise affirmatively consenting. Consent is not a condition of any purchase.
- Message frequency varies by program (typically 2–10 msgs/month for marketing programs; transactional messages as needed).
- Message & data rates may apply.
- Reply STOP to any message to cancel. Reply HELP for help.
- Carriers are not liable for delayed or undelivered messages.
5. How we share information
We share information with:
- Service providers (CRM, hosting, email, SMS/voice, analytics, payments, calendar) under contracts that limit use to providing services to us.
- Affiliated brands within the IMARKETINGURU portfolio (Rate Guardian, Trade Guardian, etc.).
- Licensed financial professionalswhen you request a mortgage, refinance, or wealth review — for example, Sean Shallis in his capacity as a licensed loan originator at U.S. Bank, N.A. Once a financial-services interaction is referred to a regulated provider, that provider’s privacy notice governs the regulated portion of the relationship.
- Legal & safety — to comply with law, court order, or to protect rights, property, and safety.
- Business transfers — in a merger, acquisition, or sale of assets, with continued protection.
We do not sellpersonal information for money, and we do not “sell” or “share” personal information for cross-context behavioral advertising as those terms are defined under the California Consumer Privacy Act (CCPA/CPRA).
6. Your rights and choices
Depending on where you live, you may have the right to:
- Access, correct, delete, or receive a copy of your personal information.
- Opt out of marketing emails (via the unsubscribe link in any message).
- Opt out of SMS marketing (reply STOP).
- Opt out of “sale” or “sharing” of personal information (we do not sell or share — but you can confirm this).
- Designate an authorized agent to make a request on your behalf.
To exercise any right, email sean@imarketinguru.com with the subject “Privacy Request.” We will verify your identity and respond within the timeframe required by your state’s law (typically 30–45 days).
7. Cookies and analytics
We use first- and third-party cookies, pixels, and similar technologies for site functionality, analytics (e.g., Vercel Analytics, Google Analytics 4), and conversion measurement. You can control cookies in your browser settings. Disabling cookies may break parts of the Services.
8. Children’s privacy
The Services are not directed to children under 13. We do not knowingly collect personal information from anyone under 13. If you believe a child has given us information, email sean@imarketinguru.com and we will delete it.
9. Data security and retention
We use commercially reasonable safeguards (TLS in transit, encryption at rest where supported by the underlying provider, role-based access). No system is perfectly secure. We retain personal information for as long as needed to provide the Services and to satisfy legal, accounting, or reporting obligations, then we delete or de-identify it.
10. International users
The Services are operated from the United States. If you access them from outside the U.S., you consent to processing in the U.S.
11. Changes to this Policy
We may update this Policy. Material changes will be posted at this URL with a new “Last updated” date. Continued use of the Services after the update constitutes acceptance.
